Responsibilities

The CommonSpirit (CSH) Real Estate Strategy Development (RESD) business unit supports the organization in developing dynamic portfolio solutions across its more than 170+ hospitals and 2200+ care sites across 24 states. The RESD team is largely focused on Market Planning, Portfolio Optimization, Real Estate Development, and support of Joint Venture & M&A initiatives. Within our Market Planning work, we focus on portfolio alignment to the Integrated Delivery Network (IDN), campus planning, market support for long range strategic plans, and strategic leasing.

The Director, Portfolio Healthcare Planning will play a key role in shaping Market Planning and Site Specific planning strategies across our organization. The successful candidate will collaborate with Region and Market leadership to align strategy and real estate to ensure appropriate investment in the IDN. He/She will be tasked with the development of innovative solutions that reflect the development of a portfolio that supports the IDN for the organization. This position will lead early Planning activities to synthesize market and service line strategies into justified and rational business plans. The successful candidate will guide market planning engagements with Market Operations + Strategy leaders, as well as with National business unit teams, and will build relationships and forums for the proper exchange of data and information. This position is essential to evolve CSH investments in the ambulatory setting.

The candidate will be responsible for assessing strategic rationale and justification for the development of projects. The successful candidate will have the ability to perform the following: support development of business plans, develop recommendations and reports, and present to and facilitate discussions with Market leaders. Plan deliverables will address service line strategies, market positioning, and growth opportunities. The candidate will synthesize market’s mission and goals, and will overlay components like service line volume forecasts, market share, capacity and throughput modeling, and key planning unit requirements.

The successful candidate will collaborate with other National Real Estate Services team members to develop and
support market plans across the portfolio. The candidate will collaborate with Real Estate Planning, Project Management, and Facilities Management teams to develop comprehensive implementation plans.

1. Ensures the successful development and completion of market and site specific strategies to support our
Integrated Delivery Network
2. Conduct various healthcare market and site-specific analyses to support portfolio Market Plans, lead Campus
Master Planning, MOB planning, market assessments for land acquisition, campus repurposing, etc. - e.g. market analysis, volume & throughput analysis, capacity modeling, financial analysis, conceptual space needs, etc.
3. Conduct planning studies resulting in comprehensive reports for business plan approvals. Translating market and service line strategies into successful plans – indicating projected changes in market positioning, volumes, and key planning units required to support implementation.
4. Responsible for partnering with Real Estate Planning teams to formulate and achieve strategic objectives
involving the built environment and supporting projects through key business plan approval phases.
5. Responsible for providing support and/or direction to market leaders to ensure planning strategies and approach are aligned with organizational priorities.
6. Responsible for writing and presenting executive level reports.
7. Accountable for the internal leadership within the Real Estate Strategy team for all institutional planning and
provides regular briefs to the System Director, Real Estate Strategy.
8. Build relationships with Market and Region Operations and Strategy leaders
9. Develops and fosters external relationships to stay abreast of current trends and best practices to lead CSH
market planning.
10. Collaborate with cross-functional teams to develop comprehensive assessment and recommendations, including operations leaders, strategy teams, real estate planners, real estate project management, and facility
management.
11. Manage internal team members and/or external 3rd party consultant resources to conduct analysis and develop plans
12. Coordinate meetings, prepare presentation materials, and lead meetings with senior Market and Region leaders


Qualifications
  • Bachelors degree Real Estate, Engineering, Architecture, Finance, Accounting, Business Administration or related field required.
  • Minimum of seven (7) years of experience in healthcare market planning or related field require
  • Ability to conduct market analysis including volume forecasts to justify development of project plans
  • Ability to synthesize healthcare and service line strategies into real estate recommendations
  • Understands the impact of how SL changes impact space, operations, and AEC
  • Demonstrated ability to work with senior leadership on complex planning issues that have direct impact on the delivery of care for both acute and ambulatory sites
  • Demonstrated ability to coordinate and facilitate teamwork with multidisciplinary groups.
  • Creative problem solving skills; ability to develop solutions to complex problems to further the goals of the organization
  • Ability to communicate effectively and with excellent people skills
  • Excellent writing and presentation skills
  • Self-starter who can work independently
  • Knowledge of healthcare industry market trends
  • Ability to make effective decisions with limited time and information
  • Advanced knowledge in MS Office applications and Google Suite
