The posted compensation range of $51.66 - $74.91 /hour is a reasonable estimate that extends from the lowest to the highest pay CommonSpirit in good faith believes it might pay for this particular job, based on the circumstances at the time of posting. The CommonSpirit (CSH) Real Estate Strategy Development (RESD) business unit supports the organization in developing dynamic portfolio solutions across the Enterprise - largely focused on Market Planning, Portfolio Optimization, Real Estate Development, and support of Joint Venture and M&A initiatives. The Real Estate Strategy function aims to define and deploy strategies that can be integrated across our team’s scope of services. The System Manager – Real Estate Strategy will drive optimization across our real estate portfolio, and will lead and manage projects that help to maximize the strategic value and utilization of our assets across our non-acute care portfolio. The System Manager – Real Estate Strategy position is essential to integrating our Market Planning and our Value Capture initiatives. The successful candidate will manage and drive our Ambulatory Portfolio Optimization program. The program entails collaborating with Division and Market leaders to develop strategies and plans to position our organization to 1) grow or
maintain market share; 2) transform the ambulatory portfolio such that it is operationally efficient, financially cost- effective, and meets patient/provider satisfaction; 3) right-size the portfolio. The candidate will manage the development and dissemination of ambulatory portfolio analytics. He/she will also engage market leaders to develop portfolio/asset action plans and will be responsible for tracking & supporting the implementation of portfolio optimization initiatives.
The System Manager – Real Estate Strategy will also manage and/or support real estate engagements outside of our team’s comprehensive market plans to achieve highest and best use of our portfolio – generally for strategic lease renewals, practice acquisitions, and JV/M &A assessments. Responsibilities may include leading discussions with market
and hospital leaders, achieving maximum value from our space/assets, volume and throughput analysis, space needs, financial analysis, and managing the development of project business plans.
1. Conduct quantitative and qualitative analysis on portfolio performance, transaction/action plans, benchmark analysis, trends, etc.
2. Initiate communications and build relationships with Market and Division leaders driving data and analytics, insights, and proposed portfolio/asset action plans
3. Support the development and maintenance of a comprehensive and dynamic database of our portfolio assets
4. Execute the development, maintenance, and enhancement of portfolio analytics, and the management of the Real Estate Strategy Dashboard tools
5. Collaborate with cross-functional teams (within NRES and local Markets) to develop portfolio action plans
6. Manage internal team members and/or external 3rd party consultant resources to analyze and develop ambulatory plans
7. Conduct various healthcare market or real estate analyses, as needed – e.g. market analysis, volume & throughput analysis, capacity modeling, financial analysis, space needs, etc.
8. Gather and analyze demographic, socio-economic, competitor, and other associated real estate market data.
9. Coordinate meetings, prepare presentation materials, and lead meetings with senior Market and Division leaders
10. Supports and promotes Common Spirit Health’s ethical & social Responsibilities
11. Consistently act in accordance with CommonSpirit Health policy and procedure guidelines.

Qualifications
● Bachelors degree in Real Estate, Engineering, Finance, Accounting, Business Administration or related field required.
● Minimum of five (5) years of experience in healthcare or real estate strategy, or related field required
● Strong data analysis skills
● Ability to facilitate change and build consensus
● Ability to communicate effectively and with excellent people skills
● Excellent writing and presentation skills
● Able to work well with others and in a team environment
● Able to set goals and achieve them
● Self-starter who can work independently
● Knowledge of healthcare industry market trends, ambulatory care in particular
● Knowledge of real state terminology and processes
● Real estate market knowledge
● Working knowledge of project budgets & control
● Problem-solver that can sort through complex issues and conduct comparative analysis of multiple solutions
● Quick learning and logical thinking abilities
● Ability to thrive with ambiguous
● Advanced knowledge in MS Office applications and Google Suite
