Responsibilities
The CommonSpirit (CSH) Real Estate & Portfolio Management team business unit supports the organization in developing dynamic portfolio solutions across the Enterprise - largely focused on Market Planning, Portfolio Optimization, Real Estate Development, Partnerships, Mergers & Acquisitions, and support Regional and National initiatives. The purpose of this position is to provide Real Estate leadership, strategic and financial guidance, and decision-making to facilitate Mergers & Acquisitions, Joint Ventures, Partnerships, Special Projects, and National Business Line strategy.
This Position will support the System Director of Growth to lead, direct, conduct, and monitor these activities on a CommonSpirit Health system wide basis for all real estate elements outlined above. In addition, this position will support the legal, operational, financial and compliance components of the areas outlined above.
This position reports directly to the System Director of Growth, of Real Estate Planning & Development. Additionally, this position will collaborate with the National Business Lines, CommonSpirit Health legal counsel, System and Regional Strategic Planning, Foundation leadership, and Regional leadership.
- Negotiate, support, and help implement real estate transaction documents for leases, joint ventures, acquisitions, dispositions, Hospital in Hospital leases, and other real estate transactions to optimize CommonSpirit Health’s portfolio and support CommonSpirit’s National System, Regional, and Market strategies.
- Develop and maintain the technology infrastructure for the National Real Estate Growth team, which includes operational technology, databases, dashboards, project status updates, data management, and reporting structures.
- Evaluate all real estate alternatives, collect and analyze real estate portfolio data, market intelligence, and operating expenses, and ensure alignment with market strategies to support the development of optimal solutions for real estate growth transactions.
- Provide real estate support to CommonSpirit Strategy System Departments including Strategic Partnerships, Strategic Growth, Mergers & Acquisitions, and Strategy Transformation.
- Support the Real Estate Growth team in fostering collaboration for both existing and new partnerships throughout the system.
- Collaborate with other NRES departments such as Real Estate Planning, Real Estate Strategy, Ambulatory Project Delivery, Transaction Management and Project Management to execute on real estate growth initiatives.
- Support in the development and implementation of the Growth Team's Key Performance Metrics, Benchmarking, and other analytical tools to evaluate performance and provide suggestions for improving processes.
- Support in the development and implementation of the Growth Team's Mergers & Acquisitions and Joint Venture Playbook documenting key transactional processes.
- Assist in the development and implementation of the Growth Team's annual fiscal year’s goals.
- Support, conduct, review, and manage due diligence and funding for real estate mergers, acquisition and dispositions.
- Provide financial analysis of real estate transactions and be able to compare multiple scenarios to identify the best solution.
- Support System Director of Growth in working with the real estate brokerage community to propose and implement transaction strategies to maximize value to CommonSpirit Health.
- Collaborate with legal counsel to submit and negotiate real estate transactional contracts.
- Develop and draft transactional documents that include LOIs, Legal Request Forms, Approval Memos, and any other required documents.
- Collaborate with the leadership of the National System, Regional, Hospital, and Foundation to address and provide support for the real estate needs of the CommonSpirit Health system.
- Attend and support the Real Estate Growth’s team and Real Estate Planning and Development team meetings.
- Support and participate in a process to continually improve organizational effectiveness using self-assessment performance evaluation criteria.
- Travel as required to locations throughout the CommonSpirit Health system to collect data and conduct Real Estate transactions.
- Support and promote Common Spirit Health’s ethical & social responsibilities and adhere to the regulatory regulations associated with Stark and Anti-Kickback legislation and associated regulatory requirements including canon law.
- Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in professional societies.
- Consistently act in accordance with CommonSpirit Health policy and procedure guidelines.

Qualifications
- Minimum of ten (7) years of experience in Healthcare real estate, corporate or commercial real estate, leasing and transactions, and sales.
- Bachelor's degree in Real Estate, Finance, Legal, Business Administration, or related field equivalent or experience.
- Must have experience in implementing and understanding real estate transactions, and real estate lease documents.
- Experience working with technology, databases, operational programs, google compatible platforms, and other tools to develop the Growth team’s technology platform and reporting structure.
- Experience in the life cycle of real estate transactions and have the ability to follow up with clients and teammates, to finalize transactions.
- Experience in providing real estate financial analysis, which can include budgeting, benchmarking, and decision support.
- Excellent communication skills including resolving conflict, promoting teamwork, and performance management.
- Experience in obtaining, analyzing and interpreting Fair Market Value and Demographic data.
- Displays self-confidence and inspires confidence in others.
- Makes effective decisions with limited time and information.
- Self-starter who can work independently.
- Excellent time management skills.
- Can determine priority decision making criteria.
- Be well organized for a fast paced environment.
- Coordinates information and activities among groups with differing agendas, across multi-functional areas.
- Knowledge of software including, Google platforms, Excel, and /or other Real Estate analysis, Database, or Maintenance software.
